In just over 50 years, Emeria has become Europe’s leading provider of technology enabled real estate services. How did we get here?

The beginning

The story of Emeria began in 1972, with the incorporation of Foncia in France. During the first 20 years, we focused our development on the French market and built an advanced digital solution for real estate agents and managers of jointly owned properties, giving them a major competitive advantage from the start.

International expansion

Starting in the 1990s, Emeria expanded its business by acquiring real estate service companies in Belgium, France, Germany, Luxembourg, the Netherlands, Portugal, Switzerland and the UK. We continued to enhance our technological capabilities to improve efficiency and strengthen our service offering.

The leadership

Since 2016, we have completed many more acquisitions, primarily within joint property management, lease management and renting. Our external growth strategy and the development of ancillary service offerings have been key drivers of our historical growth and have allowed us to become a recognized global leader in our markets.

Chronology

The following events highlight the key milestones in our company’s history, from 1972 to the present day.

  • March 2026

    Laurent Carozzi was appointed Group Chief Financial Officer of Emeria. He joined the Group’s Executive Committee, bringing extensive international experience in finance leadership and transformation.

  • June 2025

    Bruno Vaquette was appointed Chief Executive Officer of Emeria, the leading European provider of technology enabled real estate services, in June 2025. He was to officially assume his position on August 18, 2025.

  • February 2025

    Creation of Reemia, a new company dedicated to the practical integration of AI.

  • October 2024

    On 1st October 2024, Zahir Keenoo was appointed of Foncia ADB, the division responsible for property management services in France, including co-ownership management, rental management, and lettings.

  • November 2023

    Emeria acquired Chestertons in the UK.

  • August 2022

    Emeria expanded into the UK and Scotland with the acquisition of FirstPort and became the European’s leading provider of technology enabled real estate services.

    The Foncia Management holding became Emeria.

  • October 2021

    The real estate services group welcomed TA Associate as a new shareholder, alongside its supporters since 2016, Partners Group, CDPQ and China's CIC.

    Acquisition of OP in Belgium and Luxembourg.

    During the first lockdown of the pandemic and while all branches were closed to the public, our teams remained available to assist customers using digital tools and ensured business continuity.

  • January 2020

    Foncia launched Tech-Way, a technical maintenance expert in the residential real estate sector.

  • December 2019

    Foncia Institutional Property Management (FIPM) became Esset Property Management (Esset).

    Organization of the first general meeting of joint property owners online in France.

  • October 2018

    Emeria strengthened its position in Germany with the acquisition of Bautra’s Property Management business.

    Emeria acquired Lodgis (a real estate agency specializing in rental and sales properties since 1999 in Paris, Lyon, Bordeaux, Aix-en-Provence, Montpellier, and Toulouse).

  • December 2017

    The arrival of Philippe Salle as President of Emeria (ex.Foncia Group) marked the Group’s entry into a new digital era.

    Acquisition of Icade Property Management, which was integrated into the Esset brand in December 2019.

    Foncia was acquired by Partners Group, leading a consortium including Caisse de dépôt et placement du Québec and CIC Capital Corporation.

  • February 2015

    Creation of Esset dedicated to B2B property management in France.

    Emeria acquired Efficity (a service platform that enabled independent professionals to build their own real estate business).

    Further development in Belgium with the acquisition of Trevi Group

    Emeria acquired Tagerim’s property administration division (representing 17 branches and approximately 500 employees).

  • May 2011

    Eurazeo and Bridgepoint acquired 80% of Foncia (and 100% in 2014).

    Foncia was acquired by Banque Populaire.

    Foncia continued its strategy of external growth, acquiring several property management firms in France and internationally, particularly in Belgium, Germany and Switzerland.

    The Foncia group began its international expansion with the acquisition of residential real estate service companies in Switzerland, Germany, and Belgium.

    Development of an advanced computerization solution for rental management and lettings and management of jointly owned properties, adapted to the expectations of local real estate agents. Launch of the first bolt-on acquisitions program aimed at expanding Foncia’s presence in France.

    Foncia was founded in 1972 by Jacky Lorenzetti under the name Franco Suisse Gestion. In 1991, the company was renamed Foncia.
